PURCHASING A SHORT SALE PROPERTY

A Short Sale takes place when the homeowner decides to sell the property for a lesser amount than what is owed to the mortgage lender. A majority of the time, this costs the seller nothing, and the fees, commissions and closing costs are all paid by the lender. If you happen to be in the market for purchasing a short sale home, you will see that many of the listings on the market today are short sale listings. But do not be afraid to buy one of these homes. Our experienced short sale agents can help you with these deals.

Some Myths Regarding Buying Short Sale Properties –

Short Sales take too long. This is not true. If you have an experienced short sale team working with you, a short sale transaction can take as little as 60 days. You need to have an agent who understands the process of a short sale on both the listing and the buyer’s side. There will be different paperwork involved in this sale as compared to a standard sale, or even a REO. We are experienced in asking all the right questions, and also understanding how to work with the banks to ensure a smooth transaction.

Standard or REO listings are better. This is not necessary. A lot of agents will guide you away from a short sale since they’ve heard stories about long closing times, or because they don’t have the experience, or even because they don’t want to wait the 45-60 days it can take to close the sale. It is possible to get a great property at an attractive price if you have an agent who is qualified, and is experienced enough to know what a good deal looks like.

We accept that short sales are not every buyer’s cup of tea. Depending on your situation, and time constraints or other issues, it might be something you don’t want to consider. However it is important for your short sale agent to understand each aspect of the current market and what is best for the buyer. Your financial future can depend on having a good agent who knows how to manage a short sale transaction. Call us today and we can help you find your perfect home.
